Yeah I know the real esate mrket is tough but with so many proerty owners fearing foreclosure or already there, now more than any other time, property owners are now even more apt to deed you a proerty upside in equity just to get from underneath the "problem". What does that mean to the well trainied real estate investor? It means several nice profit centers structuring a lucrative lease option or possibly a quick cash flip. Don't forget, your investment was ZERO (at least the way I teach you-www.belairfunding.com ) which makes your return "infinite" according to accounting circles. Any of you investors agree?
I see "cash options" and flips, even lease options as the way to get to a buck in this present economy as it pertains to real estate. I mean, you don't need credit, banks or money to do them. I admit that retailing is still the most lucrative but getting qualified buyers to the table isn't as easy as it used to be. I didn't say impossible. I say (to anyone that's listening that is)if you want to realistcally bring a check into the house, you better know how to option, flip and lease option. It's survival of the most knowledgeable and best trained.
Remember, the best way to approach the real estate investment business is with proper training. Like anything that's worthwhile, you'll have to invest in your education to reap the benefits!
I'd like to give kudos the one of my real estate course students who recently set up his first "subject to" deal that he plans to flip for fast cash. All with No money, No credit and No banks! Congratulations and keep up the good work! To the rest of you out there, learn to invest in real estate the right way. In other words, if you have to use your credit or even your money to get a real estate property, then you're doing it wrong! And no, it's not rocket science but you do need to learn the proper skills and techniques to avoid risk and expense to you. If you don't learn from me, then learn from someone else reputable that doesn't just talk the talk but walks the walk. That is to say, anyone who teaches others to make money in real estate should still be out there doing it themselves. I know I do because I like making money. I can also tell you folks that I make a lot more money structuring my own deals than I do teaching it. However I must admit that teaching has now developed into a passion of mine. I get a kick out of showing people a skill that no one can ever take away from them (like a job) and that they can pass on to their children and other loved ones. Remember, I'm not saying to quit your job but why not learn how to pull an extra 5 or 10 thousand dollars into the household every month. Sometimes much. much more! I say if you want to become a real estate investor then get trained to the teeth. Nothing replaces it! Even better working with an active investor. I also say if you don't get it from my office then get it somewhere! It's worth your time and even the small investment you make in your new education and transformation. Your trainer should be active and able to tell you about current deals they're working on. (Not back in '08).
